ITERCON builds a warehouse for CBRE IM in Castellar del Vallès

ITERCON, a company that specialises in design and construction, is executing the works for the creation of a new logistics warehouse in the Barcelona town of Castellar del Vallès for the client CBRE Investment Management, a leading international real estate asset manager with a presence in more than a hundred countries.

The building, whose construction began at the end of 2023 and will be completed at the end of this year, stands on a plot of more than 40,000 square metres in the Pla de la Bruguera industrial estate. The tenant of the project will be the multinational ID Logistics, which already has an adjacent building in this area, and upon completion will operate for Grupo Puig, a Catalan company dedicated to perfumery, cosmetics and fashion, which includes leading brands such as Gaultier, Rabanne, Carolina Herrera and Charlotte Tilbury.

The total surface area of the warehouse is 25,120 m², most of which will be used for storage, while there will also be an office area distributed over two floors. The storage system used, pioneering and of German origin, will be automated by using an integrated network model, favouring agility and efficiency in the storage and distribution of articles.

The facility will have a total of 32 loading bays, and a maximum interior height of 13.90 metres at its highest point, allowing the future tenant to maximise the storage capacity of each square metre of floor space.

Sustainable construction

In line with ITERCON’s firm commitment to provide constructions that ensure sustainability at all stages, the construction process will incorporate elements such as the frequent monitoring of energy consumption.

Likewise, it is worth mentioning the widespread use of prefabricated materials, which results in an important analysis of the life cycle of the material and its appropriate transport; as well as the monitoring of the main energy consumption systems, which will be carried out by the Building Energy Management System (BEMS).

These features, together with the installation of photovoltaic panels on the roof of the building, will enable the project to qualify for the prestigious BREEAM sustainable building seal in the Excellent category.

Group project

The management of the land for the facility has been carried out by ALONDRA, a company belonging to the same business group as ITERCON, which had previously worked on the logistics development of other projects for CBRE Investment Management in different areas of Spain. Specifically, the company has taken on the management of the operation as delegated developer.
